Our commercial division focuses on winning, estimating, and executing large-scale projects with general contractors, developers, and municipalities. This is not a purely administrative estimator role or passive inbound position. This is a role for someone who can prospect, estimate, follow up, and build long-term commercial relationships.
π― Role Summary (Why This Role Exists)
This role exists to build and feed the commercial sales pipeline.
You will:
- Proactively prospect and source commercial fence, gate, and railing opportunities
- Identify and track bid opportunities
- Perform takeoffs and rough estimates from blueprints
- Follow up relentlessly to build long-term GC and developer relationships
You are not βjustβ an estimator.
You are the front end of our commercial growth engine.
π οΈ Core Responsibilities
1. Commercial Prospecting & Relationship Building
- Cold outreach to:
- General Contractors
- Commercial property managers
- Developers
- Municipal buyers
- Build and maintain a CRM of active commercial buyers
- Follow up on bids, proposals, and awarded projects
2. Bid Discovery & Opportunity Sourcing
- Daily sourcing of commercial bid opportunities via:
- Bid platforms
- GC plan rooms
- Public procurement portals
- Qualify opportunities based on:
- Scope fit
- Geography
- Timeline
- Budget feasibility
3. Blueprint Review & Estimating Support
- Review architectural and civil drawings
- Perform material takeoffs (linear footage, gates, posts, rail systems)
- Create rough estimates using tools like:
- PlanSwift
- Bluebeam
- Stack
- Excel-based takeoff templates
- Hand off clean estimates to sales leadership for final pricing
4. Pipeline Management & Follow-Up
- Track all bids submitted, pending, won, or lost
- Schedule follow-ups with:
- GCs
- Procurement officers
- Developers
- Log notes and next actions in CRM
π§ Required Skills & Experience
Must-Have
- Strong English (spoken + written)
- Proven experience with commercial construction bids or estimating
- Ability to read architectural & civil blueprints
- Experience using PlanSwift or similar takeoff tools
- Comfortable with cold outreach and follow-ups
- Able to work US business hours (or at least 4β6 hour overlap)
Nice-to-Have (Big Plus)
- Experience in fencing, steel, railing, or sitework trades
- Experience working with US-based contractors
- CRM experience (HubSpot, Salesforce, Zoho, PipeDrive)
- Construction procurement or GC plan room experience
Requirements
- Professional and quiet remote work setup (PC) with reliable high-speed internet.
- Strong Zoom presence and polished communication skills.
- Ability to balance client interactions with administrative responsibilities.
- Submission of an introductory video is required as part of the hiring process.
